Know the property

Coordinating maintenance well starts with understanding the property. Every unit, home, or building has its quirks — and knowing them can be the difference between smooth coordination and repeated missteps. When you know the property, you can make faster decisions, explain issues more clearly to trades and owners, and avoid unnecessary back-and-forth with tenants.


At Tapi, we believe context is power. A maintenance coordinator who knows the layout, common faults, fixture types, and history of a property is equipped to handle jobs with confidence. They don’t need to wait on a tradie to “go take a look.” They already know what’s behind that wall, what brand the dishwasher is, or that the hot water cylinder was just replaced last year.
